Smoke Lane


LPC (Trull) Ltd acted as Agent co-ordinating a sensitive outline planning application for the creation of a new industrial estate (encompassing B1 (b), B1 (c) and B8 uses on some 6.1 ha of land at Smoke Lane, Avonmouth.

The scheme required very careful handling given the location of the site within a flood zone (and the need to undertake sequential testing as well as flood risk assessment), the designation of the central part of the site as a scheduled ancient monument and the designation of the site for its ecological value.

These were difficult issues to balance, however, through the effective working of the Project Team and extensive liaison with the Officers of the Council all matters were satisfactorily resolved enabling the scheme to be approved under delegated powers with the associated masterplan indicated a development in the region of approximately 16,000 sqm.
